Should I Sell My House This Year?

What Growing Housing Supply Means for Current Homeowners

While growing inventory has clear benefits for buyers who are craving more options for their home search, what does that mean for current homeowners like you? It gives you two distinct opportunities in today’s housing market. According to the latest data from the National Association of Realtors (NAR), the supply of homes for sale has increased consistently this year as homeowners list their homes for sale and the pace of sales is moderating in response to higher mortgage rates (see graph below):

Opportunity #1: Take Advantage of More Options for Your Move Up:

If your current house no longer meets your needs or lacks the space and features you want, this gives you even more opportunity to sell and move into the home of your dreams. With more houses on the market, you’ll have more to choose from when you search for your next home. Partnering with a local real estate professional can help make sure you are up-to-date on the homes available in your area. And when you do find the one, that professional can advise you on how to write a winning offer to seal the deal.

Opportunity #2: Sell While Inventory Is Still Low Overall

Despite the growth, inventory is still low compared to historical norms, and that isn’t going to change overnight. For you, that means your house should still be in demand if you price it right and could be exactly what buyers are looking for.

Bottom Line: If you’re a homeowner looking to sell, you have a unique opportunity to benefit from the additional homes being listed today and still sell your house while inventory is low overall. Let’s connect to get started so you can have the best of both worlds.

The Marbut and Minor Building to Become First Permanently Preserved in East Atlanta

At the heart of East Atlanta Village and the intersection of Glenwood and Flat Shoals, sits one of the Village's most historic buildings. Lucky for us, the Marbut and Minor Building will now be permanently preserved after an agreement between Easements Atlanta and the owner Pellerin Real Estate. This makes it the first building permanently preserved in East Atlanta.

According to the historic district filing, the building's history first dates back to 1896. Two of the area’s first developers, Luther L. Marbut and Ebenezer A. Minor, built a wooden structure to house a merchandise store selling locally grown produce. The building we know and see today was built between 1911 to 1916 and is believed to have sparked the development of East Atlanta. It was known as the E.A. Minor Masonic Lodge for its upstairs space, which was also used by such groups as the East Atlanta Exchange Club and the East Atlanta Women’s Club. The first floor housed commercial tenants, as well as a department store.

The building went on to become a Piggly Wiggly and was the largest one of its time there. In 1950, East Atlanta Bank moved in and left their previous home at the Flatiron building. The Trust Company of Georgia took the space over in 1956 and was targeted by bank burglars attempting to drill through the wall of an adjacent building in 1975. The banks made changes to the facade of the building and the current facade dates back to 1961. Truist has occupied the space since 2010.

The Marbut and Minor building is one of few in the Village contributing to the East Atlanta Historic District, which joined the National Register of Historic Places recently. The owner of the building has agreed to a historic easement through the nonprofit Easements Atlanta to protect the building from demolition and provide a review for alterations.

The mixed-use retail and apartment building named the Marbut has recently gone up where the historic building's parking lot used to reside. Ian Michael Rogers, of Easements Atlanta, recently said the easement deal is “exemplifying how preservation and growth can support one another.”

Board members of the nonprofit believe the easement will serve as an example for future preservation and anchor the history and culture of the community. They hope others will follow their lead in preserving pieces of history.

Meet The Chop Shop!

Chop Shop is located at 1366 Memorial Drive SE in Atlanta's Edgewood neighborhood. Upon entering the quaint butcher shop, you will find an abundance of high-quality, sustainably raised meats, farm-fresh produce, wines from across the world, regionally produced cheeses, locally made pickles, preserves, and prepared grab-and-go items. Perfect for anyone looking for fresh ingredients and inspiration in cooking their next meal.

Chop Shop is a collaboration between Pine Street Market and Riverview Farms founded on the philosophies of full circle sustainable farming, whole animal butchery, and a commitment to supporting the local food system and food crafters. It was born out of a partnership between a butcher (Rusty Bowers of Pine Street Market) and farmers (Charlotte & Wes Swancy of Riverview Farms). They all share a passion for reconnecting people with local and hand-crafted food. They encourage everyone to learn about a cut of meat, the farm it came from, and how best to cook it at home. They believe in better treatment of animals, more sustainable farm practices, and less food waste. While they would tell you it doesn't just make the food taste better, it does make sharing it with friends and family more rewarding.

The shop has a large outdoor patio area, perfect for cooking on the Big Green Egg and plenty of picnic table seating. There's an adjoining building used to host events, wine tastings, cooking classes, and feature up-and-coming chefs. Every Tuesday around 11:30AM they offer a featured sandwich you can grab and go. Keep an eye on their Instagram (@Chop_Shop_ATL) to see which sandwich is available next.

Love wine? The Swine Club monthly wine membership includes a few bottles of wine each month, a curated selection of meat and cheeses to pair with the wines and a re-usable tote. You'll also receive 10% off wine event tickets, your purchase when picking up Swine Club selections, and purchases of 6 bottles or more.

Chop Shop is open seven days a week. Mondays from 12PM - 7PM, Tuesdays through Fridays and 10AM - 7PM, Saturdays from 9AM - 6PM, and Sundays from 10AM - 5PM. Online ordering for pick-up is available at chopshopatl.com
